Georgetown ISD Ranks Second in Austin-Area Home Sales, Fueled by Wolf Ranch Growth

In a recent demographic report presented to trustees on August 18, it was revealed that Georgetown ISD secured the second position in home sales within the Austin metropolitan area this spring. The report highlighted that new housing developments are primarily focused on the Wolf Ranch area and other rapidly expanding subdivisions.

Between April and June, a total of 1,849 new homes found buyers within the GISD boundaries, outpacing the 1,714 sales recorded by Liberty Hill ISD. In a remarkable display of market activity, Hays CISD topped the region with an impressive total of 3,683 home sales, as reported by Zonda Demographics.

While there has been a minor decrease in overall enrollment projections compared to previous forecasts, the long-term growth outlook for GISD remains robust, according to Stuart Keogh, an adviser with Zonda Demographics.

“Georgetown ISD is poised for significant growth in the coming years,” Keogh remarked, highlighting the vast areas of undeveloped land that remain within the district's borders.

This spring, Wolf Ranch emerged as the leading force in housing activity, with subdivisions like Parkside on the River, Wolf Ranch, South Fork, and Retreat at San Gabriel ranking among the district’s top-performing neighborhoods. Notable contributors to the success in the northwest section of the district were Santa Rita Ranch, Tierra Rosa, and Parmer Ranch.

“Wolf Ranch is set to remain a bustling hub in the coming years,” Keogh stated.

GISD is a hive of activity, with 51 subdivisions currently under construction and an additional 27 in the planning stages. Current efforts are focused on developing approximately 3,600 lots across 20 neighborhoods, as indicated in the report.

This year, demographers adopted a cautious stance regarding enrollment projections, influenced by the unpredictability surrounding new state education policies. This spring, the Texas Legislature passed Senate Bill 2, allocating $1 billion for education savings accounts. Families will have the opportunity to utilize these funds for private school tuition starting in the 2026-27 school year.

Enrollment growth in GISD is now anticipated to bring in approximately 6,000 students over the next ten years—a figure that is nearly 400 less than what was projected earlier this year. Despite this, Keogh noted that enrollment is currently tracking slightly above the initial projections.

According to Zonda’s report, GISD is expected to see enrollment figures reach nearly 16,300 students by the 2029-30 school year, with projections rising to approximately 19,900 students by the 2034-35 school year.

“Next year promises to be intriguing as we observe the outcomes of various policies enacted by the Legislature this year,” Keogh remarked.
